Job Summary

Assists in providing comprehensive housing counseling services. Conduct homebuyer education and financial education workshops, housing counseling (includes pre-purchase, rental, and default foreclosure), financial capability and credit counseling services, including administrative responsibilities. This position requires the use of independent judgment and decision-making skills.

Duties & Responsibilities
  • Deliver housing counselor services in compliance with HUD Counseling guidelines. Follow HUD’s Housing Counseling Rules and Regulations, IHCDA and other funders requirements and guidelines to respond to client inquires as needed
  • Provide individualized counseling sessions. Work with clients on a one-on-one basis to provide education, guidance and referrals based on each client’s unique situation
  • Use coaching approach when addressing client’s goal. Develop and assist clients with action plans to help them meet their goals
  • Create, maintain and update client files on a regular basis. Maintain a caseload for all housing program clients.
  • Timely client tracking. Enter notes into client management system
  • Assists in providing information and referral for households seeking housing services
  • Participate in meeting, presentations, workshops, etc. to promote housing programs to residents, partners and funding agencies
  • Perform default client intake, counseling and follow- up on loss mitigation/foreclosure process and options
  • Coordinate and conduct monthly homebuyer education and financial education workshops
  • Perform homebuyer client intake, counseling and follow up on spending plan, credit, savings and home purchase and financing process. Review credit reports and makes appropriate recommendations for program eligibility and financial capability
  • Conducts telephone interviews to determine whether client has developed a general understanding of the information pertaining to homeownership. Complete the required assessments, generate and distribute appropriate paperwork, and inputs data as required
  • Complete follow-up paperwork from classes, including certificates and communication with referring partners
  • Provides information to clients including, but not limited to bankruptcy, collection action, court judgement, credit education, credit reports, housing issues, and consumer protection laws
  • Build relationships with lenders, realtors and other professionals to develop referral sources
  • Participation in local area community outreach (i.e., presentations, fairs, etc.)
  • Attends required training seminars to achieve and maintain required certifications for housing counseling including, but not limited to, fair housing, lending and homebuyer education
  • Attend staff meeting and trainings as required
  • Other duties as assigned

  • Strong understanding of home purchase and financing process
  • Solid understanding of the default foreclosure progress
  • Proficiency in Microsoft Office, including Word, Excel, PowerPoint
  • Ability to work flexible hours as necessary
